What every FlipStay invoice includes

  • Your business name, address and GSTIN
  • A unique invoice number and date
  • SAC 996311 for room accommodation
  • Guest name, room, and stay dates
  • Room charges, extras and room service, with the taxable value
  • The CGST and SGST rate and amount on separate lines
  • Advance paid, payments received and the balance due

Inclusive or exclusive — your choice per stay

Quote a guest "₹2,500 all-inclusive" and FlipStay derives the taxable value and the tax from it; quote "₹2,500 plus GST" and it adds the tax on top. Either way, the slab is chosen from the nightly rate and the invoice adds up to the rupee.

From invoice to books

Every checkout flows into FlipStay's books: revenue, GST collected and the expenses you record, so month-end is a report rather than a weekend with a calculator. Download the invoice as a PDF at the desk or email it to the guest in one click.

Frequently asked questions

What is the GST rate on hotel rooms in India?

Since 22 September 2025, hotel accommodation priced up to ₹7,500 per room per night attracts 5% GST without input tax credit, and accommodation above ₹7,500 per night attracts 18% GST with input tax credit. Confirm how the rules apply to your property with your chartered accountant.

Is GST on a hotel room charged as CGST and SGST or IGST?

For hotel accommodation the place of supply is generally where the property is located, so GST is usually charged as CGST plus SGST in equal halves — for example 2.5% + 2.5% for a 5% room — even when the guest is from another state.

What is the SAC code for hotel room accommodation?

Hotel room accommodation is classified under SAC 996311 (room or unit accommodation services). FlipStay prints it on every room invoice.

Can FlipStay bill GST-inclusive room rates?

Yes. Mark a stay as GST-inclusive and FlipStay works backwards from the rate to the taxable value and the CGST/SGST amounts, or bill GST-exclusive and add the tax on top.

Does FlipStay file my GST returns?

No. FlipStay produces the invoices and keeps the books that your returns are prepared from — revenue, GST collected and expenses — so your accountant has clean numbers. Filing stays with you or your accountant.
